New Construction

The best time to consider cost segregation is with a new construction project. While substantial benefits can be generated by performing a study post construction, additional benefits can often be achieved when your consultant is involved from the beginning; during the design phase.

Getting our engineers involved early provides them an opportunity to understand the project and make valuable suggestions before it’s too late. We will work with the property owner’s team to (1) request bids in a format that is most conducive to performing a study, (2) make sure drawings are labeled properly and (3) suggest alternate materials and installation techniques that can have a significant impact from a tax perspective.

Benefits

• Maximize depreciation deductions from day one

• Analysis can be based on actual costs vs. estimated costs

• Focus on tax centric design

• Materials

• Manner of affixation

• Request bids in most beneficial format

• Proper labeling of architectural drawings

Timing

• Ideally we like to get involved during the design phase (70 – 80% complete), before bids
are requested

• If not during design then immediately after construction is best
