Bedford Capital Consulting has been selected

Cost segregation is a proven tax planning strategy that allows commercial property owners to accelerate
substantial depreciation deductions and defer tax payments. A cost segregation study (CSS) involves an
engineering-based analysis which is used to reclassify assets from longer recovery periods, typically 27.5 or 39
years, to shorter 5, 7, or 15-year periods. The bottom line is improved cash flow, often in the hundreds of
thousands and sometimes millions of dollars.
While this IRS approved technique has been used by the nation’s largest property owners as well as Big 4
caliber accounting firms for several years, it is now becoming popular with smaller owners. Cost segregation is
not only for new construction projects; acquired properties and existing assets (placed in service as far back as
1987) are also eligible for a study.
